Simplified Staging Checklist


Thank you for choosing us to photograph your home. Our goal is to be as respectful to you as possible while ensuring your home is shown in its best possible light. If you have any questions or concerns that need addressed prior to the day of the shoot, please contact us.

To ensure the best condition for photos please consider the following:

 

  • Turn on all lights/lamps (please make sure all lights are working properly, no burnt out bulbs)

  • Open doors to rooms

  • Open blinds and curtains

  • Turn off all ceiling fans

  • Straighten furniture, rugs, and pillows

  • Put away seasonal decorations

  • Thin out family photography, knickknacks, and personal memorabilia

  • Shut cabinet doors and drawers

  • Turn off electronics (TVs and computers)

  • Keep all areas free of unnecessary items (toys, clothing, shoes, mail, etc.)

  • Remove/hide pet items (beds, scratch posts, food bowls, litter boxes, etc.)

  • Sweep/vacuum/mop (if necessary) 

     

    Bathrooms

  • Wipe down counters, sinks, and mirrors

  • Wipe down and close toilet

  • Wipe down showers and bathtubs

  • Replace towels/hang new

  • Put away cosmetics, medications, bath products, toothpaste/brushes, and toys (don't forget the items inside the shower and tub area)

  • Empty/hide trash cans

  • Kitchen/Dining

  • Clear off countertops, tables, and chairs (small appliances, knife blocks, etc. may be left)

  • Wash and put away all dishes

  • Wipe down countertops and tables

  • Wipe down appliances

  • Remove/hide trash cans

  • Remove all magnets, memos, and artwork from refrigerator

  • Please set the table with clean dishes and silverware (floral centerpiece is a plus)

     

    Bedrooms

  • Make bed/change bedding

  • Turn on bedside lamps

  • Hide/put away laundry

  • Put away personal belongings (charging cables, water bottles, etc.)

  • Close all drawers and other storage

     

    Living Area

  • Straighten furniture and rugs

  • Fluff pillows

  • Remove toys and unnecessary items

     

    Exterior

  • Mow lawn/rake leaves/shovel snow

  • Remove personal items from porch/deck/patio (toys, garden items, etc.)

  • Park car in garage or street (not in driveway)

  • Remove stand-up or inflatable holiday decor
